Project Superintendent

Position summary

Shelby Construction is a custom residential design-build firm and licensed general contractor. We are seeking a Project Superintendent to manage custom residential projects from permitted handoff through closeout and warranty handoff.

The Superintendent is responsible for the schedule, subcontractor performance, client communication, and budget execution on their assigned projects, supported by dedicated Finance and Logistics teams.

Responsibilities

Project management

• Manage assigned projects from permitted handoff through final punch and warranty
• Build and maintain project schedules in BuilderTrend; manage critical path and long-lead items
• Serve as the primary client contact during construction, including progress updates and issue resolution

Field operations

• Direct daily site operations, sequencing, and trade coordination
• Schedule subcontractors and verify work is performed to written scope
• Coordinate inspections and resolve inspector comments
• Maintain jobsite safety and OSHA compliance, site cleanliness, and quality control checklists

Budget and procurement

• Execute against project budget, track variance, and report on cost performance
• Submit purchase order requests to Finance with estimates verified against budget (Finance issues all POs)
• Prepare lumber takeoffs; assemble and verify truss orders against approved plans
• Coordinate door, window, and truss ordering with the Logistics team

Change orders and documentation

• Identify, price, and process change orders through documented written client approval before work proceeds
• Maintain daily logs and project documentation
• Report weekly project performance metrics through Shelby Stats, the company's internal KPI platform

Required qualifications

• Minimum 5 years of experience as a superintendent, lead carpenter, or field-based project manager on residential construction
• Candidates must be capable of running a project from site work and foundation through dry-in and finishes, not renovation and remodel work only
• Ability to read and interpret construction plans, shop drawings, structural details, and window and door schedules
• Working knowledge of the Florida Building Code, residential inspection processes, and permitting
• Demonstrated ability to manage subcontractors and hold trades accountable to contracted scope
• Experience managing project budgets, takeoffs, and change orders
• Proficiency with construction management software; BuilderTrend experience preferred
• Valid Florida driver's license and reliable personal vehicle

Preferred qualifications

• Coastal construction experience , including elevated foundations and pile-driven or stem wall systems, FEMA flood zone requirements, elevation certificates, and flood vent installation
• Familiarity with high-velocity wind zone requirements, impact-rated window and door assemblies, and corrosion-resistant fastening and hardware specifications
• Experience on custom homes at the $1M+ construction value level
• Prior experience in a cost-plus billing environment

Compensation and benefits

• $75,000 – $85,000 base salary, depending on experience
• Weekly gas stipend (personal vehicle required)
